Terms of using Tokyo Rent Desk.

These terms govern your use of Tokyo Rent Desk at tokyorentdesk.jp, operated by Lewis Corporation, a licensed Japanese real estate brokerage. By using the site or submitting an inquiry, you agree to these terms.
1. About this site
Tokyo Rent Desk provides information about rental properties in Tokyo and offers a consultative search service. The site itself is informational; any rental contract is concluded separately between you, the landlord, and Lewis Corporation as the licensed brokerage of record.
2. Property information
We make reasonable efforts to keep listings accurate and up to date, but availability, rent, layout, and other details can change without notice. Photographs and floor plans are illustrative. Final terms are confirmed through the property's official listing documents (重要事項説明書) and the lease itself before contract.
3. Consultation and brokerage fees
Submitting an inquiry or consultation request does not by itself create a brokerage agreement or any payment obligation. If you choose to proceed with a property and we act as the brokerage of record, the standard agency fee applies — capped by Japanese law at one month's rent plus consumption tax — payable on contract. We will explain any other costs in writing before you sign.
4. Acceptable use
You agree not to: submit false or misleading information; use the site to harass landlords, advisors, or other users; attempt to access non-public parts of the site; scrape, copy, or republish listings without permission; or use the site for any unlawful purpose.
5. Intellectual property
All content on Tokyo Rent Desk — text, photographs, design, logos, and the Tokyo Rent Desk and Lewis Corporation names — is owned by Lewis Corporation or licensed to us, and is protected by Japanese and international copyright and trademark law. You may view and print pages for your personal, non-commercial use; any other use requires our written permission.
6. Third-party links
The site may link to third-party services (mapping providers, station information, partner websites). We do not control those services and are not responsible for their content or practices.
7. Disclaimers
The site is provided "as is". We make no warranty that listings will be available or that the site will be uninterrupted or error-free. Nothing on the site constitutes legal, tax, or financial advice — speak with a licensed professional for advice specific to your situation.
8. Limitation of liability
To the fullest extent permitted by Japanese law, Lewis Corporation is not liable for indirect or consequential losses arising from your use of the site. This does not limit any liability that cannot be excluded by law, including liability for our intentional misconduct or gross negligence.
9. Governing law and jurisdiction
These terms are governed by the laws of Japan. The Tokyo District Court has exclusive jurisdiction of first instance over any dispute arising out of these terms or your use of the site.

We may update these terms from time to time. The "last updated" date reflects the most recent change. Continued use of the site after changes are posted constitutes acceptance of the revised terms.
