What we do, and how we work.

Tokyo Rent Desk is a consultative bilingual rental search service for central Tokyo, operated by Lewis Corporation. This page is a single-source summary of what we offer, how the engagement runs from first conversation to move-in, and what we deliberately don't do. What we do

We help thoughtful renters find the right home in central Tokyo's nine core wards (Minato, Shibuya, Shinjuku, Chiyoda, Chuo, Meguro, Setagaya, Bunkyo, Shinagawa). The lifestyle band we focus on is roughly ¥200,000 to ¥400,000 a month, where the strongest curated supply lives. Every search is consultative: we work the entire central Tokyo market on the renter's behalf rather than reposting a portal feed. The same advisor stays with the client from initial conversation through to move-in.

How the engagement works

First conversation: a short call (or email exchange) to understand the brief. Budget, target wards, layout, move-in timing, lifestyle priorities, family situation if relevant.

Curated proposals: we present a small set of properties that match the brief, with the same line-by-line move-in cost breakdown surfaced on every listing on our site so the client can compare on equal footing.

Viewings: in-person walkthroughs with the advisor at properties on the shortlist. For clients who can't visit in person (overseas, time-constrained), we run video walkthroughs of the same units.

Application: documents prepared in the format the management company expects, application coordinated end-to-end, guarantor company arranged, and any landlord or management-company concerns pre-cleared before submission.

Contract: clause-by-clause walkthrough, translation where needed, full transparency on every cost line.

Move-in: coordination through to handover. After move-in, the management company takes over for day-to-day; we step back.

What's included

  • Bilingual handling (Japanese and English) end-to-end at every step
  • Video walkthroughs of shortlisted units when in-person isn't possible
  • In-person viewings with the advisor at units on the shortlist
  • Document preparation guidance and pre-clearance with management companies
  • Application coordination including the guarantor company arrangement
  • Contract translation and clause-by-clause walkthrough before signing
  • Move-in cost transparency for every unit on the site (the same breakdown rendered on each listing)
  • Post-contract coordination through to handover

What's not included

Equally important to know what we don't do, so the engagement is clear from the start.

  • Not a generic listing portal. Every property on the site is reviewed and curated by our advisors before it appears.
  • Sales and purchases are handled separately by our parent brokerage, Lewis Corporation. Tokyo Rent Desk is the rentals-focused service; for sales enquiries, email us and we'll route your message to the Lewis Corporation team directly.
  • Not a property management service. After move-in, the building's management company handles day-to-day issues. We're available for follow-up questions but we are not the standing point of contact for maintenance and repairs.
  • No paid placement. The order in which properties surface on the site reflects curation, not promotion.
  • No after-hours emergency line. Building management runs that.
  • No cash-handling on behalf of clients. Every payment goes directly to the landlord, the management company, the guarantor company, or our brokerage account against a written invoice.

Service area

Central Tokyo's nine core wards: Minato, Shibuya, Shinjuku, Chiyoda, Chuo, Meguro, Setagaya, Bunkyo, Shinagawa. Outside this area we'd usually refer to a specialist colleague rather than stretch our coverage.

How we communicate

Email and the contact form on the site are the primary inbound paths. LINE Official Account is our preferred chat channel for casual or quick questions. Office visits at our Yebisu Garden Place address are by appointment only, requested via LINE or email. Phone exists as legal disclosure (broker license requirement under 宅建業法 §50-2) but we don't operate a phone-first inbound channel.

What we don't promise

We try to be honest about the limits of the service:

  • No specific reply-time SLA. Most messages get a response the same business day, but we don't lock that in as a written promise.
  • No guarantee of finding a unit. If the brief doesn't align with the current market, we'll say so honestly rather than show options that don't fit.
  • No 24/7 availability. Reach us during business hours; emergencies after move-in are routed through the building's management company.
